Who is Simone ?

I'm Simone Visentin and I provide real estate advisory from start to finish, so you're informed at every step, supported the whole way through, and confident in every decision you make.

Mexican-Italian-Canadian. I've lived a life across three countries, languages, and cultures. I know that translation goes beyond just words, and I bring an intercultural lens to every interaction.
From Toronto to Playa del Carmen. I made the move with my own family just months after our first daughter was born. I know exactly what you're facing, and feeling, too.
Comprehensive, independent advisory. I provide end-to-end guidance: listings, visits, financing options, negotiation, fideicomiso, and closing support. I am backed by eXp Realty, an international agency of independent realtors. I am not tied to any developer or project, so my only filter is what's right for your family.
Transparency and integrity. I explain the market, the contracts, and the legal process in plain language so you always know exactly where you stand. I stay with you as long as you need to make a decision.

Real listings only.
I filter out the fake, outdated, and overpriced listings, so you only see options that truly fit your family, budget, and timeline. That includes resale and pre-construction.
Visits, in person or virtual.
I walk the homes and communities with you, or for you on video if you're still abroad. I'll point out what the listing photos don't show.
Financing options.
Whether you're paying cash, getting a mortgage, or using a developer payment plan, I'll explain what's realistic for you before you fall in love with a property.
Negotiation.
I research what comparable homes actually sold for and negotiate on your behalf, so your offer reflects the property's real value.
Fideicomiso and legal process.
I coordinate with the notary and the bank trust, and explain every document in plain language, so nothing gets lost in translation.
Closing support.
From the deposit to the signing, I'm with you at every step, so you always know exactly where you stand.
Your new normal.
After you get the keys, I'm still here, whether you need a property manager, a school recommendation, or just a check-in.
